Compact development

Compact development (or cluster design) means not spreading construction out equally over large areas, as in the traditional subdivision. In this way, we leave open space, make less impact on the land and make it easier to provide community services–from water and sewer to emergency medical.

In some cases, the same overall area would be allowed for development, but construction would only be permitted on a small portion, perhaps half. The open space can be permanently protected under a land trust. The open space that remains around the compact development can be farmland, parkland or wilderness. Compact development is one of the key features of a smart growth strategy, whereby a municipality seeks to retain community values while expanding.
